California property-tax appeal deadlines. The county controls the clock.

For a regular California assessment appeal, the filing period normally runs from July 2 through September 15. In counties where the assessor does not provide the required assessed-value notice by August 1, the period can run through November 30. Do not treat that as a universal November deadline. The county where the property sits controls the actual filing period.

The regular filing period

A decline-in-value or lien-date appeal concerns the value on the regular roll as of January 1. The California State Board of Equalization says those applications are accepted during a July 2 to September 15 or July 2 to November 30 period, depending on the county. The clerk of the board can confirm which period applies and how the application must be delivered.

Other notices can have different deadlines

A supplemental or escape assessment is not the same as a regular-roll decline-in-value appeal. If the county sent a notice after a change in ownership or new construction, the appeal period is generally 60 days from the mailing of the supplemental assessment notice. Read the notice itself and verify the route with the county clerk.

Why an informal review is not enough

Many assessors offer an informal review. It can be a useful first step, but it is separate from a formal application to the county assessment appeals board. If the informal review is still pending as the formal deadline approaches, the BOE advises property owners to consider filing the formal application to protect their rights. The county's instructions decide what counts as timely filing.

Do this before you prepare a report. Find your county, save the official deadline page, and set a reminder several days before the final date. Mailing, online portal, fee, and signature rules can be local.

Find the right deadline

Start at the California county guide hub, then open the county's clerk or assessment-appeals link. If the property is in a different state, do not use California dates. The report may help with the valuation work, but the state and county determine forms and timing.
