What to check on your notice

If your 2026 notice shows a higher value than last year, ask why. The typical Jasper County home lost 0.6% over the same stretch. A higher number can still be right for a specific home, for example after a remodel, but the appraisal district should be able to explain it.

Keep the state's limits in mind: Homestead appraised value can rise no more than 10% a year over the prior year's appraised value (plus the value of new improvements), and never above market value.

How a Texas protest works

Values in Jasper County are set by the local appraisal district, and the protest starts there. The rules below apply statewide; your notice has the exact dates and office for your property.

Texas protest basics
Who sets the valueAppraisal district. Each county has an appraisal district that values every property in the county. A separate Appraisal Review Board (ARB) of local citizens hears protests.
Valuation dateJanuary 1
Your noticeNotice of Appraised Value
DeadlineMay 15, or 30 days after the appraisal district's notice was delivered to you, whichever is later. A late protest is allowed only if the ARB finds good cause and the appraisal records have not yet been approved.
First stepOptional informal meeting with the appraisal district, then a hearing before the Appraisal Review Board (ARB). You can appear in person, by phone or video, or file a written affidavit.
If you still disagreeWithin 60 days of the ARB order you can file in district court, or request Regular Binding Arbitration (RBA, open to any residence homestead and to other property valued at $5 million or less). Property over $1 million can also go to the State Office of Administrative Hearings (SOAH).
FormForm 50-132, Property Owner's Notice of Protest (any written notice that identifies the property, the owner, and shows dissatisfaction is sufficient)
FeeThe Comptroller's protest guidance lists no fee to file with the ARB. Binding arbitration and SOAH require a deposit.

Reading this in fall 2026? The 2026 protest deadline has passed, and a late protest is only possible with good cause before the records are approved, which has almost certainly happened by October. Your next realistic chance is for 2027 values: districts must mail notices by April 1, 2027 for homesteads (May 1 for other property, or as soon as practical after), and the deadline is May 15, 2027 or 30 days after delivery of your notice, whichever is later. May 15, 2027 falls on a Saturday, so confirm with your district whether it rolls to Monday, May 17. File early rather than relying on that.
