What to check on your notice
If your 2026 notice shows a higher value than last year, ask why. The typical Vance County home lost 2.7% over the same stretch. A higher number can still be right for a specific home, for example after a remodel, but the county tax assessor should be able to explain it.
How a North Carolina appeal works
Values in Vance County are set by the local county tax assessor, and the appeal starts there. The rules below apply statewide; your notice has the exact dates and office for your property.
| Who sets the value | County tax assessor. Each county's tax assessor values real property. Counties must do a general reappraisal at least every 8 years. |
|---|---|
| Valuation date | January 1 |
| Your notice | Notice of appraised value |
| Deadline | Ask for an informal review from the county assessor, then request a hearing with the county Board of Equalization and Review (BER) in writing or in person before the BER adjourns. The BER first meets between the first Monday in April and the first Monday in May, and normally adjourns by the third Monday after its first meeting and no later than July 1. In reappraisal years it may sit until December 1. The listing period runs from the first business day of January through January 31. |
| First step | Informal review with the county assessor's office, then a hearing before the county Board of Equalization and Review. |
| If you still disagree | Property Tax Commission, by written notice of appeal within 30 days after the board mailed its decision, with a copy sent to the county assessor. Decisions of the Commission can be appealed within 30 days after the final order. |
| Can the value go up? | Yes. The board can increase or reduce appraised values and must give written notice when it raises one. |
Reading this in fall 2026? The 2026 BER sessions have ended in most counties. The exception is a county that reappraised effective January 1, 2026, where the BER can sit until December 1, 2026, so check right away. Otherwise your next chance is spring 2027: the January 2027 listing period, then the BER meeting between early April and early May 2027, closing by July 1, 2027. If your county reappraises effective January 1, 2027, expect new values and a BER open into late 2027, with a December 1 limit.
- The BER can raise your value as well as lower it.
- If the board mailed its decision fewer than 15 days before adjournment, you have 15 days after mailing to request a hearing.
- In your Property Tax Commission appeal you carry the burden of proving the appeal was filed on time, and mail is judged by the postmark.

Building a Vance County case
A citywide index shows the trend. Your case needs your house. Vance County is part of the Henderson metro, but your evidence should be local. Sales a few streets away usually beat sales across the metro.
- Bring recent sales of similar homes near your property, valued as of January 1 of the reappraisal year.
- Document your home's condition, such as repair estimates or photos, if the county record assumes better condition.
- Request in writing, or appear in person, before the BER adjourns.
