How the Tennessee Appeal Process Works

  1. Review your notice of valuation from the county assessor (usually mid May in reappraisal years).
  2. Informal review with the assessor's office, often resolves smaller corrections without a formal appeal.
  3. File with the County Board of Equalization (CBOE) by June 1 or the deadline on your notice.
  4. CBOE hearing, informal, 10 to 15 minutes, present comparable sales.
  5. Appeal to the State Board of Equalization (SBOE) within 45 days of the CBOE decision if denied.

Do I need to attend the hearing in person?

Most Tennessee counties accept written evidence and allow phone hearings. In person tends to be stronger but is not required.

What if my reappraisal year already passed?

You can still file in an intermediate year based on new evidence (damage, market decline, record card error). Appeals succeed outside reappraisal years, but it is harder to win without fresh evidence.

Does an appeal affect my greenbelt or other exemptions?

No. Greenbelt, disability, elderly, and veteran exemptions are separate from the assessment appeal process and are unaffected by filing.
