Fresno County property tax appeals. The 2026 deadline is November 30.
For a regular annual assessment appeal, Fresno County accepts applications from July 2 through November 30 of the assessment year. For 2026, that means November 30, 2026. A supplemental or escape notice has its own deadline.

Use the date that belongs to your assessment
A regular decline-in-value appeal concerns the property's value on January 1 of the assessment year. It isn't a way to challenge any old tax bill using today's sale prices.
For supplemental and escape assessments, the county lists a 60-day filing period measured from the notice date or its mailing postmark, whichever is later. Base-year value disputes have additional rules. Keep the envelope as well as the notice and consult the county's instructions for your assessment type.
A report request doesn't file an appeal. Creating a Vulorean account or generating a free report doesn't reserve your place with Fresno County. You still need to submit the county application on time.
Fresno accepts a signed paper application
The Clerk's current filing instructions require a paper application with an original wet signature and an $86 non-refundable fee. Submit it by mail or in person; email and fax aren't accepted.
Send the application to the Clerk of the Board of Supervisors, Hall of Records, 2281 Tulare Street, Room 301, Fresno, CA 93721. An in-person filing must arrive by 5 p.m. on the deadline day. A mailed filing must be postmarked by the deadline. Follow the county's listed payment methods.

Make a filing checklist you can finish
- Identify the assessment. Keep the parcel number, notice and tax year together so you don't mix an annual assessment with a supplemental one.
- State a supported value. Write down the figure you're asking the county to consider and how you arrived at it.
- Review the application. Check each required field, signature and attachment against the county's instructions.
- Keep your own copy. Save the finished application and mailing or delivery evidence in the same folder.
Leave yourself time to correct a missing signature or an inconsistent parcel number. Finishing the research isn't the same as finishing the application.

A conversation with the assessor doesn't extend the deadline

Continue paying property taxes on time while the appeal is pending. Filing an appeal doesn't suspend the bill. The BOE explains payment obligations during an appeal.
