What to check on your notice

If your 2026 notice shows a higher value than last year, ask why. The typical Huron County home lost 1.3% over the same stretch. A higher number can still be right for a specific home, for example after a remodel, but the city or township assessor should be able to explain it.

Keep the state's limits in mind: Taxable value can rise each year by no more than the lesser of 5% or inflation. The 2026 inflation multiplier is 1.027, so 2.7%. The cap resets (taxable value uncaps to State Equalized Value) the year after a transfer of ownership.

How a Michigan appeal works

Values in Huron County are set by the local city or township assessor, and the appeal starts there. The rules below apply statewide; your notice has the exact dates and office for your property.

Michigan appeal basics
Who sets the valueCity or township assessor. Each city or township assessor values the property inside its borders. The local March Board of Review then hears assessment appeals.
Valuation dateDecember 31 of the year before the tax year
Your noticeNotice of Assessment, Taxable Valuation, and Property Classification
DeadlineFirst protest to your local March Board of Review, which starts hearing appeals on the second Monday in March (a local unit can move the start to the Tuesday or Wednesday of that week). Dates and the letter-appeal cutoff are set locally. To go further on a residential property you must file a petition with the Michigan Tax Tribunal by July 31 of the tax year.
First stepMarch Board of Review in your city or township (in person or by letter, using Form 618, Petition to Board of Review).
If you still disagreeMichigan Tax Tribunal (Small Claims Division for most homes), with a residential petition due by July 31 of the tax year.
FormForm 618, Petition to Board of Review (first level). Tax Tribunal Small Claims property tax appeal petition (second level).
FeeBoard of Review: no fee was found in sources checked. Tax Tribunal Small Claims: no fee if the home has a principal residence exemption of at least 50%. Otherwise $125 (value in dispute up to $100,000), $200 ($100,000.01 to $500,000) or $300 (over $500,000), plus $25 per vacant contiguous parcel.

Reading this in fall 2026? The 2026 July 31 Tax Tribunal deadline has passed. The next regular chance is the March 2027 Board of Review. The state's rule puts appeal meetings on the second Monday in March, which is March 8, 2027, though your city or township sets its own hours and letter-appeal cutoff, so check its site in February when notices go out. If you miss that, the July and December Boards of Review (the December 2026 one is scheduled for Dec 15 unless your local unit moves it) have much narrower authority, so do not count on them for an ordinary value dispute.
